Astatine — the second Power Capital, with an Aviva tailwind.

Chris's framing to Tom & Val: "broadly comparable in scale and profile to the Power Capital introduction". Dublin-HQ, fully Irish-owned energy-infrastructure specialist. NDA signed by Pat Nolan (COO) 13 May. SONG has now come back — pre-brief call Fri 15 May 14:00 (David Farrell + Tom) → principals call Tue 19 May 12:15 (founders + advisor + SONG). Advisor: David Farrell (Chris's 30-year relationship). 100% GCCP fee share.

Selectively progressed / RTB / near-term build-ready assets · diversified contracted revenue (RESS · CRM · CPPAs) · explicitly not speculative development. Transaction concept: ~€100m HoldCo + ~€565m project-level across initial portfolio, with flexibility for subsequent capital to scale. Multiple financing angles for SONG.

SONG ENGAGED
Update 14 May: SONG has come back. Two-call structure now scheduled (pending Rabby confirmation): Fri 15 May 14:00 — pre-brief call (15-30 min) with David Farrell + Aaron + Chris + Tom, so David can frame the offering for the principals. Tue 19 May 12:15 — full principals call with founders Tom Marren + Pat Nolan + David Farrell + Aaron + Chris + Tom. Pat Nolan (COO) signed Song template NDA · sent to Tom & Val for countersignature 13 May. David Farrell to release IM around the principals call. H-rule first-pass: H1 size ✅ (€565m project alone clears €200m), H10 N/A ✅, H11 BESS needs Senior Term routing ⚠, H2 fixed rate ⚠ (confirm at IM), H3 indexation ⚠ (RESS/CRM/CPPA read-through at IM), H12 dev checklist if any greenfield exposure ⚠.

WAITING
Update 14 May: NDA signed AND fee agreement with GCCP now signed ✅ — Rule 13 cleared. SEGAT has reached out to several clients about the relationship; update expected within 1–2 weeks on 2–3 potential deals.
8
Tom Jelley (Natif) channel
2–3 opportunities · indirect routing
CHANNEL · 25% (50/50 in play)
Update 14 May (Chris-Jelley call this afternoon): Jelley has flagged a couple of opportunities:
  • Large funeral director businesses with assets >€200m (UK/EU operator base — new sector for SONG; long-WALT freehold operator-owned RE is conceptually MA-eligible · H-rule first-pass: H1 size ✅, H3 indexation TBC, H4 freehold/long-leasehold TBC at IM)
  • 1–2 high-net-worth families — structure / asset class TBC
Fee renegotiation — 50/50 floated. Chris floated the idea that if Aaron shares his research on French targets with Jelley, the fee split could move back to 50/50 (from 25%). Jelley seemed receptive. Track this at next conversation with Jelley. Aaron happy to share the French research. Default routing economics remain 25% Jelley-routed vs 100% direct — same deal economics shift 4×. Accept the flow, track origin tightly, and convert the 50/50 conversation into a signed updated agreement before any deal advances.
Channel economics

The 25% vs 100% asymmetry.

We have three live introduction channels feeding SONG: Chris-direct (100%), Dave-direct (100%), and Tom Jelley / Natif (25%). Same deal value, four-times-different fee outcome depending on routing. This needs to inform how we steer flow.

⚠ Tom Jelley routing — 25% vs 100% · 50/50 renegotiation LIVE (14 May)
Chris-Jelley call this afternoon flagged two specific opportunities (large funeral director businesses >€200m + 1–2 HNW families) and — crucially — opened the door on fee economics. Chris floated: if Aaron shares the French target research, the split moves back to 50/50. Jelley was receptive. Action: (1) Aaron prepares a sharable French research package · (2) Dave/Chris convert the 50/50 conversation into an updated written agreement before any new Jelley-sourced deal advances · (3) any deal that lands while the 25% default is still in force gets tracked at 25% — don't assume 50/50 retroactively.

Sports Ireland → political-chain pivot (Dave)
If the ~€200m Sports Ireland conversation lands and they like the model, Dave to route up via Tony to ask: "Can you put this in front of the minister / route up the political chain as a solution for many government bodies?" — turns one mandate into a category opening for IE semi-state and public-sector financing. Live pivot to watch over the next 4–6 weeks.
